¿Por qué debería invertir pasivamente en sindicaciones de bienes raíces comerciales?| INVERSIONISTA PASIVO

Mientras conversaba con una inversionista pasiva sobre sindicaciones en apartamentos comerciales, surgió esta pregunta que quiero compartir contigo:  

Pregunta:  

¿Por qué debería invertir mi dinero en una inversión que dura entre 5 y 8 años?  

Mi respuesta:  

1. Flujo de efectivo constante:  

   Estas inversiones generan ingresos pasivos regulares, distribuidos periódicamente, que te permiten disfrutar de un flujo de efectivo sin estar involucrado activamente en la gestión.  

2. Beneficios fiscales a través de la depreciación:  

   Las inversiones en bienes raíces ofrecen beneficios fiscales significativos. La depreciación adicional puede compensar otros ingresos pasivos, lo que potencialmente reduce tu carga fiscal.  

3. Estrategias flexibles de salida:  

Aunque el período de inversión proyectado suele ser de 5 a 8 años, muchos tratos incluyen planes de refinanciamiento que pueden devolver una parte importante de tu capital antes del término completo del proyecto.  

Un ejemplo práctico:  

En uno de las inversiones en la que invertimos, el plan es refinanciar la propiedad 2 años después de la adquisición. Esto devolverá el 80% del capital invertido, dejando solo el 20% del dinero trabajando para generar rendimientos durante el resto del período de retención. Como este ejemplo, cada inversión tiene su plan de negocios y de salida. 

¿Qué deberías hacer?  

- Revisa el plan de negocios: Antes de invertir, lee cuidadosamente el plan del trato para entender las estrategias de salida y los planes de refinanciamiento.  

- Haz preguntas: Asegúrate de comprender cómo y cuándo podrías recuperar tu capital.
